By accessing and using this website, you agree to these terms. If you do not agree, please do not use this website.
2. Website Purpose
This website provides information about a short-term rental property managed by Stockholm Holiday Suites AB. The website serves as an informational resource and directs visitors to third-party booking platforms for reservations.
3. Bookings and Reservations
All bookings are processed through third-party platforms (Airbnb and Booking.com). By making a reservation through these platforms, you agree to their respective terms of service, cancellation policies, and payment terms.
Stockholm Holiday Suites AB is not responsible for platform fees, payment processing, or disputes arising from the use of these third-party platforms.
Cancellation and prepayment policies vary according to the accommodation type and the platform used. Please check the specific conditions when booking.
4. House Rules
Guests must adhere to the following house rules:
- Check-in: from 15:00 (3 PM). You must notify the property of your arrival time in advance.
- Check-out: by 11:00 (11 AM).
- No smoking inside the house. If you smoke, please do so well away from the building so that smoke and smell cannot enter through windows or doors. If the house smells of smoke after your stay, an additional cleaning fee of SEK 2,000 will apply.
- No pets allowed.
- No parties or events.
- Quiet hours: 22:00 to 06:00.
- Minimum check-in age: 18 years. Guests under 18 may only check in with a parent or legal guardian.
- This property does not accommodate bachelor(ette) or similar parties.
- The property may not be used for quarantine purposes.
5. Damage Policy
The damage policy and resolution process depends on the booking platform used. Both Airbnb and Booking.com have their own damage protection programmes and resolution mechanisms. Please refer to the terms of the platform you use when booking. Normal wear and tear is expected and will not be charged.
Additionally, if the house smells of smoke after your stay, an extra cleaning fee of SEK 2,000 will be charged.
6. Children and Extra Beds
Children of all ages are welcome. A crib is available upon request for children aged 0–2 years at a cost of SEK 100 per child per night. Crib prices are not included in the total booking price and must be paid separately. No extra beds are available. The number of cribs allowed depends on the booking option selected.
7. Parking
Indoor garage parking is available for an additional fee (subject to availability). EV charging is available in the garage. Street parking in the immediate area is very limited; a few paid parking spaces are available at the end of Tavastehusgatan (subject to availability). Please inform us at the time of booking if you require garage parking.
8. Liability
Stockholm Holiday Suites AB shall not be liable for:
- Loss or damage to personal belongings during your stay.
- Interruption to services beyond our control (power outages, internet disruptions, natural events).
- Actions or omissions of third-party booking platforms.
- Inaccuracies in third-party content or links on this website.
9. Intellectual Property
All content on this website, including text, photographs, logos, and design elements, is owned by Stockholm Holiday Suites AB and protected by Swedish and international copyright law. Unauthorised reproduction, distribution, or modification is prohibited.

11. Governing Law
